Unique Features
The project was constructed in 2 phases.
Phase 1 included a complete renovation of ten buildings consisting of 74,000sf with sixty four residential units, twelve storage units, and one laundry facility. Scope of work included asbestos abatement, mold remediation, rot repair, structural upgrades, new energy efficient building envelope, new structural steel stairs and landings, new patios and decks, mechanical and electrical upgrades, and all new interior finishes. Construction was designed and executed to meet Evergreen Sustainable Development Standards.
Phase 2 included the abatement and demolition of two existing buildings consisting of 13,000sf with twelve units. Replacing these structures was a new 36,000sf, three story, wood framed building with thirty six units, office space, and laundry facility. The building envelope included an exterior rain screen system, energy efficient doors and windows, structural steel stairs, walkways and sunshades. Construction was designed and executed to meet Evergreen Sustainable Development Standards.
The sitework spanned both phases. Site utilities included a new storm system with two retention and filtration structures, new onsite oil and water separators, abatement of existing asbestos waterline, new domestic and fire water lines, and new side sewer connections. Civil related items included demolition, over-excavation and importing of structural fill to repair existing roads, new concrete site walls, stairs and ramps, grind and overlay of the entire existing parking lot with new striping and curbing. Landscaping included the removal of existing trees in poor health with the replacement of new trees, irrigation systems, plantings, and soil amendments. Other site improvements included new site lighting, sidewalks, and a playground structure with safety surfacing.
